 What Makes a Home Sell or Why isn't My Home Selling?

When I started my Real Estate journey way back when, I took a course in marketing from an old real estate professional. (everything is relative right?    he was probably 40 at the time.... lol.... ) 


We were all  young, energetic students; new licensees just waiting to get out there and make our mark on the real estate scene.  

He posed the question,  "What makes a home sell?"      (Today, the question may be, "Why isn't my home selling?")

Blogs and news media everywhere seem to have the answer.  It maybe the recession, or the foreclosure situation; a lousy location; maybe poor condition. Could be people just can't get financing! Ask around.  It's interesting the answers you will get and I will bet similar to the answers in that class 24 long years ago.51 Hewes St Cumberland RI

Our class was quick to answer!   We knew it was Location or Condition of the home!    

The old seasoned pro must of had a chuckle listening to us all as he shot us down!    "Those aren't the answers", he said.  "Pure and simply put, it's price!"

"Consider this", he says,

"If you had a house smack in the middle of Route 95, would you find someone to pay you a dollar for it?" 

Simply said, the seasoned old pro had made his point.   When looking at it this way, you can not argue with the logic.   

Sure, all those other things matter and those are the things to take into consideration when pricing your home but even in this tight economic situation, homes are selling!

What make a home sell?

So when you are consulting with you Realtor to determine how your home will be positioned in the market keep in mind that price does matter!    Price it correctly right out of the gate and it will sell quickly even in this tight real estate market.

Why isn't my home selling?

If your home is on the market and you are wondering why it isn't selling, remember the words of the old real estate trainer and take a good hard objective look at your price.

Carol Ann...when all is said & done, that is what it comes down to!  (Not sure I'd pay a dollar for a house in the middle of 95 though! LOL!)

You are so right Carol Ann, I have been watching a few properties for several years that are priced at about 300-500% of value and wondering why they keep them on the market year after year, maybe their agent needs to read your blog.

Carol Ann, I'll bet that ol' pro would be thrilled to know you remembered what he said! Some sellers have such a difficult time understanding that if they price it right (lower than what they thought it should be) they actually will get the best offers and succeed in selling it!

I would have to agree that if one drops the price low enough, then it would sell quicker.  However, I don't believe that price is ALWAYS the right or only answer :).  Your home in the middle of 95 fits the example perfectly, you probably couldn't give that away, lol :)!
