The Trade Off in a Real Estate Purchase

I think of trade offs as the exchange of one thing for another and its just part of life.   We do it all the time with out thinking, but for some reason, when it comes to a real estate purchase some buyers hit the brakes.  

During this real estate career of 25 years, I do believe that every person making a real estate purchase makes a trade off.   While one might think that a very high end buyer will end up with every thing they desire in a home, they too make trade offs.  Even when custom designing and building a property one might have to make a decision between something that will result in a trade off.   Could be placement or elevation of the home.   Anything, but usually something.  scales

Why does this matter?    When beginning a home search, your buyers agent will ask you a series of questions designed to help them help you find the right property.     By the way, these questions may be asked all at once or subtlety throughout conversations.   Regardless, your agent will end up having a very good idea of what your desires are and they will move your search in that direction.   

Your perfect home might contain 2 full baths or be located in a tree lined, side walked subdivision, or you might have to have an acre of land.    

Experience tells me that the perfect home in your mind, regardless of price range, rarely exists.  

If you enter into the home buying process with a rigid mind set on what you will consider as your next home you may miss out on something that will really end up being perfect for you.   No one, especially your agent wants that to happen.   

Be mindful of what is really important and what is not negotiable for you.     Make sure those must have's are really that.  

I can not tell you how many homes I have sold after asking the buyer to "just humor me" and come look at this one.   Being a bit more flexible, will open the market up to more choices and just one of those might be the "one".   

Please don't miss understand,

I am not advocating settling for something you don't want, rather, just being open to a trade off here or there.

Good morning, Carol Ann..... you're right....there are always trade offs....people need to compromise unless they have deep pockets and will be custom building exactly what they want.

I've had buyers in the 60-80k price range come with a laundry list of demands. Brick, three-bedroom, 2 full baths, new flooring, etc... Very quickly they get realistic or get gone.

Hi Al.   Once a buyer gets into a few homes, they decide quickly what is really important to them.

Hey there Carol Ann,

 Agree. Agree. Often our buyers aren't exactly sure until they start "trying on" houses. Or, they try to force one to "fit."  It helps to have a professional and objective person guide them in decisions. We don't have the final say, but we are expected to give input - that IS our job. THis time around, I gave up a view for other important considerations - next time, the VIEW is back - something else will go. That's life. ;)

Hi Debb.   So true.  The fact is they do have to "try on".    There are many buyers that come to me wanting an acre of land becuase that's what they think they should have, but in reality have not much of an idea of what the size means.   Thanks for checking in.
